How does the comparison work?
For each destination, the tool applies an average nightly price (ADR) and an occupancy rate observed in 2025-2026, then deducts platform and management fees:
- Gross income = price/night × (365 × occupancy rate)
- Net income = gross income × (1 − platform & management fees)
- Gross yield = net income ÷ equivalent purchase budget
Four markets, four logics
Dubai shows the highest nightly rates and strong occupancy, but very high acquisition prices. Marrakech combines sustained tourist demand with a more accessible entry ticket. Bali and Koh Samui offer lower nightly rates but often reduced acquisition and management costs. The best choice depends on your budget, local taxation and your time horizon.

How Marrakech stacks up for UK investors
For British investors weighing global short-let markets, Marrakech offers a rare mix of proximity and value: it sits roughly three to four hours from UK airports, with direct flights from London, Manchester and other cities, versus seven hours or more to Dubai or Bali. Entry prices are markedly lower than Dubai, while year-round sunshine sustains tourist demand. Crucially for net returns, the UK–Morocco Double Taxation Convention (signed 8 September 1981, in force since 29 November 1990) lets UK residents credit Moroccan tax against their UK liability, avoiding double taxation.
