How is the TPI calculated in 2026?

The TPI amounts to 20% of net profit, avec un minimum of 3% of the sale price (the higher amount applies).

  • Net profit = sale price − (revalued purchase price) − deductible costs and works
  • TPI = max(20% of profit; 3% of sale price)

The tax administration applies a revaluation coefficient to the purchase price based on the holding period; this tool does not include it and therefore gives a conservative estimate.

Exemptions to know about

The sale of a main residence occupied for at least 6 years is exempt. Exemptions also exist for small profits (under 30 000 MAD/year) and depending on the holding period. In Marrakech as in Agadir, have your case validated by a notary.
